Road Repairs - starting 8/28/2019

Homeowners:

Sam Shamblin will start on road repairs this coming Wednesday, August 28 2019. Work will begin at the Dairy Road\Oakmont entrance and will work its way up to Spruce. After Spruce has been completed, they will then move to Evergreen Circle.

We ask for your patience and cooperation in regards to street parking\driving patterns so you do not impede the road work and for modified parking , please allow enough room for emergency vehicles to pass through the work zones.

Please do not take it upon yourself to move any of the barrels or cones, they will be removed once the concrete is cured and ready for traffic. As updates become available we will communicate them out here and on our Facebook page.

Thanks, FPHOA Street Committee

Property Notices

Homeowners:

The two letters below will be mailed or emailed to all past due homeowners and homeowners that we have had complaints about the condition of their property. Please read these closely. We are having a very hard time getting any response or actions to fix these issues with some owners so we are now going to involve the lending institution on all correspondence with the owners. It is a shame we need to do this but the measures we have taken thus far are not working.

Electronic Statements - Update

Homeowners,

We have executed a few E-Statement jobs over the past couple of weeks and wanted to ask for those who have signed up to receive an E-Statement prior to 4/1/19, if you could please send an email to FPHOAWV@gmail.com with your name and address if you “HAVE NOT” received your statement via email and we will investigate.

For those who have signed up to receive an E-Statement after 4/1/2019, we are in the process of updating the electronic roster to allow future statements to be sent electronically however it’s likely your current statement was mailed via hard-copy.

We appreciate your cooperation and patience as we are working through this new process,

Thanks,

FPHOA Board

Regarding: Past & Current HOA Dues

To All Homeowners

2018 is in the books and we are looking at 2019. It is important that we get this message out so EVERYONE knows where we are on collecting dues and the structure of which we have been operating. Our neighborhood is aging, as are our streets and infrastructure. Needless to say, necessary maintenance is expensive. For this reason, all residents must cooperate and pay their fair share. It is the responsibility to any of us who drive on these streets. For this reason, the following is being initiated & your cooperation would be greatly appreciated.

If you owe any dues for 2018 there will be a Lien filed on your property within the next 90 days. If you owe dues for 2017 and 2018 there will be a Civil Complaint filed. If you owe dues for the prior years, 2016, 15. 14, and so on, we will be going to the magistrate. Any filing fees will be added to your dues and any interest set by the magistrate.

For those of you who are up to date we thank you. As stated in the Covenant you must be current to have a vote in the meeting. We do not wish this to sound harsh but this is the only thing we can do to insure dues are collected.

Feel free to contact Kevin Cheshire if you have any questions.

Thank you for your consideration.

Kevin Cheshire - FPHA President
